Everything here is a seasonal rental by whole months, with Wi-Fi included in the rent; the final clean is a one-off amount stated on the listing. To enquire, your rental profile is enough — we only need your ID once the owner has accepted; we clarify in advance which supporting documents make sense for your temporary purpose. The deposit is two months' rent and goes directly to the owner.

Because a seasonal rental is not a tourist offer, it does not need that licence. For you that means the choice is not limited to licensed properties, and you are not paying a nightly rate.
A residential contract under Article 2 LAU, by contrast, gives the tenant a right to extend for up to five years. A seasonal rental ends on the agreed date, with no right of extension. Both sides know from the start when it finishes — which is precisely why owners offer this form at all.
The price for that is a demonstrable reason: work, study, a fixed-term project, a renovation, a winter on the island. The owner and tenant record it in the agreement before signing.
The monthly rent is stated on the listing and fixed for the agreed term. Wi-Fi is always included. The final clean is a one-off amount stated on the listing — nothing else comes at the end.
Utilities such as electricity and water come as a fixed monthly flat rate. The amount is shown on the listing, so you know the full monthly figure before you enquire. No balancing payment, no reconciliation after you leave.
Our service fee is 10 per cent of the total rent for the term plus 21 per cent VAT, and it appears in the listing — so anyone enquiring already knows it. Searching and enquiring cost nothing. Agree any viewing with the owner.
The deposit is two months' rent, as Article 36 LAU provides for seasonal lets. You pay it at signing through the assigned Stripe link; it is forwarded in full to the owner, who lodges it with IBAVI. MUVAWAY does not hold deposits in escrow. After you return the keys, the owner repays the undisputed amount directly to you within 14 days, less documented deductions.
The order is fixed: you sign first, and nothing is due before that. The deposit falls due at signing, and one month's rent as an advance within 48 hours.
The remaining rent, the utilities flat rate and our service fee are paid by the handover. All payments go through assigned MUVAWAY Stripe links, not bank transfer. The keys follow the handover report and receipt of the amounts due. From four months, half of the remaining rent is paid at the handover and the other half mid-term.
Owners provide photos and, where available, videos in the listing. Clarify questions and agree any viewing with them. Identity and ownership documents are checked automatically before publication; this does not replace a viewing.
You decide whether the information is enough for you to make a decision. Agree the price, dates and other terms with the owner and record them in your tenancy agreement.
MUVAWAY charges 10 percent of total rent to the tenant and 3 percent to the landlord, plus 21 percent Spanish VAT, on actual key handover against invoice. No handover, no fee. Rent, utilities and final cleaning are itemised in the agreement. The statutory deposit is separate, due on conclusion of the agreement and never used to pay commission.
