of the total rent for the term · plus 21 % VAT
Paid by the tenant directly to MUVAWAY at the handover. It is stated in the listing, so anyone who enquires already knows.

up to the key handover
Listing your property is free. The platform fee arises with the key handover, not before.
Example at 1.800 € a month for six months: 10.800 € total rent. Owner fee: 392,04 €, including VAT. Tenant fee: 1.306,80 €, including VAT. Rent, deposit and other costs are separate.
What else is worth knowing
When it arises and when you pay
The fee arises with the key handover. You receive the invoice that day and pay it through the assigned Stripe link the same day. Each party pays their own fee. No costs before that.
What it covers
Your listing, rental profiles, chat and contract tools. You upload your property, set the price and availability and choose the tenant. The rental contract is between you and the tenant.
VAT
The percentages on this page are exclusive of 21 % Spanish VAT (IVA); the example amounts already include it.
Who pays what
Tenant: 10 % of total rent. Owner: 3 %. Both plus VAT (12.10 % and 3.63 % gross), arising on actual handover. The central model uses Stripe; the deposit stays with Stripe until the documented handover and is then forwarded immediately, in full and separately, to the landlord for IBAVI.
What happens if it is not let
No handover, no platform fee. Publishing your listing is free.
On extension
An addendum extends the contract, with a new documented purpose and within the ten-month maximum. No further fee is charged for the extension.
Which documents we need
Proof of ownership or authority to let, your ID, a valid habitability certificate and an energy certificate.
Seasonal tenancies
The tenant states the temporary reason for their stay. Owner and tenant must document it in their contract before signing.
